Introduction

If you are looking to invest in the local area we would be more than happy to assist you. We can offer various sourcing or property finding packages that can include researching a selection of properties picked for you with your specifications, organising viewings on your behalf and even negotiating an offer with the vendor/agency.


Property Sourcing Service

Our Property Sourcing is for off market deals and these can be a range of commercial, BMV or high yielding rental properties for example. We are also experienced in sourcing potential HMO's, flips and would be happy to provide local comparables and approximate costs of any works needing doing. These can be properties we already have details of/agreements with or specific properties we can target for you. They will not be available publicly, giving you exclusive access to the deal before anyone else. The fees for this service would depend on the deal and the property but can range from £500 - £2000.


Property Finding Service

We also offer a Property Finding Service if you are out of area or just don't have the time, we can trawl the market for you using your specifications, present a selection of properties you may be interested in and perform viewings on several properties. Sometimes called Portfolio Building, this is a very useful service that we have provided to various clients. We can give you a verbal or written report on the property including any works needing doing and submit offers dealing with the agents on your behalf. This can be combined with our Property Management Package if you are looking to let the property or if you use our services to re-sell the property for a great deal of only £150 per property on completion.
Otherwise the standard fee would be £300 per property on completion. Don't forget that this doesn't matter how many properties we researched/viewed for you, you only pay for the property you complete on. Potentially you could have 10 viewings with reports but still only pay for that 1 completion!

Would you like to Sell your Property to Investors?

We are always looking for potential investment properties to fulfil demand. If you have a property that needs renovation or you are a landlord looking to sell on; then please get in touch. Even if you are already on the market with an agency we can still help you to sell your property without having to sign up with us.

If the property is not currently on the market, then this gives us more opportunities as it presents more desirable to potential investors. "Off Market Deals" will save you any estate agency fees and you will sell the property quicker, but you may have to accept that you won't achieve full market price (not in all circumstances). This is usually counter balanced by the fact you will have no estate agency fees to pay and often the investors will pay for some of your legal fees. That coupled with a much faster purchase may actually save you time and money in the long run.

As an "Off Market Deal" you still go through similar processes as a normal sale, but it would act as a private sale and we would be putting you in touch with a potential buyer (investor) that we have on our system. We would not collect a fee from you as we would get that from the buyer.

Only certain types of properties will qualify for "Off Market Deals", so please contact us for more information and we can assess each property advising you accordingly.
